Why nobody can honestly quote over the phone
Two apartments of the same size in the same condominium can differ several times over in renovation cost. In one, repainting the walls and replacing the taps is enough. In the other, the waterproofing under the tiles has rotted and the wiring can't handle three air conditioners. Until the property is inspected, any price is a guess. That's why we visit and measure first — for free — and only then prepare a quote.
What affects the cost
- Property type and size. A condo studio, a townhouse and a villa with a plot are different jobs.
- Starting condition. Refreshing a well-kept home costs less than redoing a renovation from ten years ago.
- Services. Electrics, plumbing and air conditioning are usually the main hidden part of the budget.
- Materials. Local materials are more affordable; imported ones (European tiles, premium sanitary ware) cost noticeably more and take longer to arrive.
- Waterproofing and damp protection. In the tropics you can't skimp here — or you'll pay twice.
- Timeline. Rush jobs need more people on site at once.
- Condominium rules. Noisy-work hours and delivery restrictions affect the schedule.

Why it costs more on the island
Materials reach Phuket over the Sarasin Bridge. According to Luxe-Span, logistics add 10–20% to construction costs. Labour is another factor: Phuket's minimum daily wage is ฿400, one of the highest in the country. And according to the Thai Appraisal Foundation, construction costs rose another 4.57% in 2026 compared with the previous year.
How to save without regrets
- Define the job clearly before the site visit. Photos, interior examples and a "must have / nice to have" list reduce rework.
- Mix materials. Spend where it's visible and touched every day; use reliable local materials where it isn't.
- Don't skimp on what's hidden. Wiring, pipes and waterproofing can't be redone without tearing out the finish.
- Plan around the season. Exterior work is easier in the dry season.
- Put everything in the contract: scope, timeline and payment schedule.
